Renovating your current or recently purchased home is, without a doubt, an exciting time. You are envisioning yourself cooking your family an elegant meal in your brand-new kitchen, or relaxing for an evening bath after a long day in your shiny new bathroom. Whatever your dream consists of, a home renovation can turn those dreams into a reality. Keep in mind, a renovation is not easy. The Renovation Process Should Start with Preparation

We call this our Project Feasibility. Most importantly in the renovation process is to prepare. This includes inspecting and reviewing things like project viability, client ability, budget and timelines. The preparation of course will not only allow you to more effectively carry through with the next steps, but also ensure that your idea of timeline and budget is realistic and consistent with that of the contractor you are working with.

After the discussion occurs with the homeowner, things will be either fully aligned, somewhat aligned requiring a bit of homework, or not at all aligned. This is the time where it is sometimes necessary to make adjustments. If the project goes too far forward, it will be much more difficult to incorporate changes and may possibly even hinder the entire project.

As it has been mentioned before, the earlier that changes are brought up, the better! We call this the 1, 3, 10 rule. What might be proposed to cost $1000 during planning, will cost $3000 if decided to do in the middle of construction and $10,000 to do afterwards. This is a very true statement. It is important to really know your budget and try to get as much done during one renovation project.

Planning the Project

Planning the project is the second step of the renovation process. This is the step where you will begin getting into the fine details of the project. You’re going to be choosing your desired finishes and finalizing things like timeline and ensuring everyone required for each individual area of the job is organized and has quoted their work.

As you may have been able to gather by now, only a fraction of this step in the renovation process will require the homeowner to be involved. A lot of this process is simply the job of the contractor where they organize and contact their best trades, create scopes of work and detailed contracts. With that said it can be quite the involvement of the client to make decisions on materials during the design process. Of course, once these specific details are all ironed out, the homeowner will have complete access with full transparency to the finalized numbers. Once this has been approved, the next step can begin, and it’s an exciting one!

The Construction Process

Last, but certainly not least, comes the construction phase. This is where you, as the homeowner, can sit back, put your feet up, and relax. Your contractor will ensure everything goes as smoothly as possible. During this step in the renovation process, the homeowner can be as involved or uninvolved as they desire. It’s completely up to you! Some homeowners want only to see the final result while others want to view their exciting project on a regular basis.
